Inventories
Whether you require a one off inventory or are looking to outsource your entire portfolio inventory work, we provide the solution.
Our reports are precise, highly detailed and non biased, recording the state and condition of the property and contents prior to the start of the tenancy. Meter readings are taken where accessible.
Photographic evidence is also provided on a separate DVD disc.
Check In
Following a comprehensive inventory, it is important to conduct a thorough check in.
We will take your tenant around the property going through the inventory line by line. The standard and condition of the property and contents will be agreed upon by both the tenant (or their representative) and the inventory clerk. Meter readings checked where accessible, keys released and signed for.
Joint signatures are gained acknowledging the above and any points raised are noted in the inventory/check in documents.
Check Out
At the end of the tenancy, it is important a check out inspection is carried out to ensure an accurate comparison is documented.
Using the original signed inventory report and check in documents, we carry out a detailed inspection. Any changes are identified and noted on the check out report taking into consideration fair wear and tear.
Intermin Inspections
Regular inspections of the property are normally carried out on a quarterly basis during the tenancy. We carry out this service and satisfy that the property and contents are being looked after and any dilapidations or potential problems are highlighted immediately to allow for prompt attention.
Reports are completed within 24 hours of the visit and a PDF report will be emailed to you. If required, bound copies can be purchased at an additional cost.
